- Avg transactions per REALTOR of 19.6 vs board avg of 7.4

PRESS RELEASE

(Thursday, October 15, 2015)  Edmonton, AB - Shami Sandhu, Broker/Owner of RE/MAX River City is pleased to announce the merger of RE/MAX Real Estate Beaumont with RE/MAX River City.  

RE/MAX Real Estate Beaumont has recently merged with RE/MAX River City to provide better service and faster sales to the community. RE/MAX River City is one of the top performing brokers in the city, totaling almost seven percent of all Edmonton residential home sales. “As one company, that’s very close to all of Century 21, so we’re a very strong organization,” said broker Shami Sandhu. “We bring a lot of traditional values, but at the same time, we’re on the forefront of technology and marketing.”

The Brokerage started 25 years ago in their location on Saskatchewan Drive on the south side of Edmonton’s River Valley. From there, the group has expanded into the south side of the city, Sandhu said. “Two years ago an opportunity came up for us to purchase the South Edmonton office on Calgary Trail just north of 23 Avenue,” Sandhu said. “There were some great synergies, and it was a great advantage for our Associates to have two locations to work out of.” After witnessing Beaumont’s expanding market and the success of the REALTORS in the RE/MAX Real Estate Beaumont office, Sandhu decided Beaumont would be the perfect market to enter into.

RE/MAX is the largest real estate agency in Edmonton, having almost 43 percent of the total market share with only 25 percent of the agents. Their Associates on average sell approximately 24 homes per year, compared to the regional average of 7. The reason for their success is the training and advanced marketing programs, Sandhu said. “RE/MAX has a great marketing program both as an organization and what’s available to the individual Associate and that just helps them get their homes sold faster, and attract more clients.” With the merger, Sandhu is promising to bring their Associates diverse experience along with their new marketing and sales tools that they have available in Edmonton.

Aside from selling homes, RE/MAX is also a part of the community. RE/MAX River City alone contributed $110,000 to local charities, including the Stollery Children’s Hospital in Edmonton in 2014. Internationally, RE/MAX Real Estate Beaumont is a major supporter of Children’s Miracle Network. “We believe that corporations play very important role in community development,” Sandhu said. “In the Edmonton area, we’re very active with the Stollery Children’s Hospital, and we’ll do the same from this office.”

In conjunction with RE/MAX of Western Canada’s partnership with RankyMyAgent.com (article), RE/MAX River City is amongst the first in Edmonton to adopt an independent third party online review site to allow their real estate clients to provide feedback and review their experience with their REALTOR.

As with many other popular online review sites such as YELP, Google, and Facebook, consumers are relying on these types of rating systems more to make a decision about which company they would like to do business with. This is most common for restaurants or other day to day retail establishments. For other home services the most successful site in Edmonton is HomeStars. But until now, this has not existed for reviewing REALTORS in a commonly used and easily searchable platform.

Since it was launched in July, RE/MAX River City REALTORS had an average rating of 4.91 out of 5 on 50 reviews. This is the most reviews of any other REMAX brokerage in Edmonton and continues to grow daily. In 2015 to date, our REALTORS have completed over 2300 real estate transactions on behalf of their clients with total sales volume of over $730 Million.

Over the years, I’ve kept an updated list of tips I’ve read about to stay focused.

Every six months, I’ll come across it and re-read it, and it always gives me a little boost of focus to get more done.
 
Hopefully some of these ideas will help you and your team focus more, too.
 
· Breathe – I saw a great speaker, Victoria Labalme, and during her talk she was quoting the famous mime Marcel Marceaux, under whom she had studied.  Marcel used to say, “breathe, breathe.”  And it’s amazing how just slowing down to breathe like they do in yoga really helps the brain focus.
 

· Compress Time - Pretend you only have two hours a day to work.  What three to five things would you do during those two hours a day? Once you know what those are, delegate or stop doing everything else that you currently do. And start doing only those three to five things all day, every day.

 
· Eat Something! It’s hard to concentrate when your tummy is rumbling, so have a light snack before you settle in to work on your top priorities. Not only will you avoid the “When is lunch?” thoughts, a healthy snack will give you more energy and help you to think better, too. Cathy Stucker gave me this advice, and it’s one I always remember.
 
· Get out of email – Email has got to be one of the worst time-wasters ever.  Start your day working on one of your TOP 5 projects for the day.  Check email at 4pm and no earlier. It really can wait.  As soon as you start checking email, the temptation will be to get sucked into it, draining your productivity.

Years ago, at 9am, I sent all eight of my direct reports the same email: “Don’t tell anyone, but come find me in the boardroom right away.”  I then walked calmly to the boardroom.  Within three minutes, six of my eight reports were in the boardroom.  The other two were there by the five minute mark.  It quickly showed me and them how little they were focused on the critical projects and how distracted they could be with emails. I’ve even tried this with CEOs whom I mentor and coach.  Most of them fail terribly, calling me instantly.  A few are awesome, and don’t call until the following day, saying, “Sorry I didn’t get to you sooner, I’m doing what you told me and not checking email’.  AWESOME.

 
· Let Fear Guide You Nothing helps you focus quite like it. Harness it.
 
· Minimize Distractions – I think there is actually a Latin phrase for this, but I have no idea what it is.  Essentially it means, “a messy desk is a messy mind.”  The more clutter you have on the desk, workstation and walls around you, the more distracted you are. Keeping a clean work area will help you focus.
 
· Put Your Headphones On – Put ‘em on, put on some great tunes, and crank out your work. I actually can be hyper-productive listening to a genre of music called “Psy-Trance.”  It’s gets every ounce of me pumped up and focused.
 
· Reward Yourself - Break your projects into small achievable parts and upon completion of each part give yourself a reward, like a night out.  I don’t allow myself a glass of wine with dinner unless I have the next day’s TOP 5 in writing.
 
· Set Timers – It may seem crazy, but you can use a simple timer. Set it for thirty minutes and then focus on ONE THING until the thirty minutes is up.
 
· Slay the Dragon – Figure out what the big ugly task is that you have to do today.  Then, start with it first. Once you have the thing you are dreading out of the way, the rest looks easy.
 
· Tell Two Others – Tell two to three people that you are going to do something and by when. Be very specific about the date and what the outcome will be.  Get them to tell you the key projects they will get done today, too.
 
· Turn Off The Damn DING – Turn off the notification on all software on your devices.  The last thing you want if you’re trying to focus is something telling you your attention is required elsewhere. Remember the old AOL,“You’ve got mail!” announcement? Evil. But it’s been replaced with a million other “dings,” “pings,” and “pop-ups.” You don’t need any of this when you’re trying to be productive.
 
· Write ‘Em Down – Know that saying, “out of sight, out of mind?” It applies to the items on your daily to-do list, so put your weekly and daily lists on a white board, flip chart, or even a Post-It note on your monitor.  I used an app called “Stickies” on my Mac.  Seeing your key projects in front of you all day will force you to focus.

A new wave of first-time homebuyers is hitting Canada. In a special series of stories, four RE/MAX agents explain how they accommodate first-time buyers in their markets. Their various approaches contain a wide variety of good ideas.

For Alex Wilson, first-time buyers account for the vast majority of his clientele, largely because they're his peers.

"I do a lot of online networking through social media," says Wilson, a 100 Percent Club member. "I'm spending time developing my Facebook profile and business website to create a couple of good 'destinations' for people to find me."

 
Tips: 'Get to know them and build trust'

1. Boost face time – I throw a lot of client-appreciation and charity events to build up my network of friends and customers. I do almost no traditional marketing, such as flyers and billboards. Hundreds come to my annual charity boat cruise on Lake Ontario and other gatherings like Buffalo Bills tailgate parties. They get to know me and what I'm all about. There's no hard selling, but I let them know I'm an agent and they can approach me when they have real estate questions.
 
2. Get on Facebook – It's a big method of promotion, because that's where most young first-timers are. At each event I host, I collect everyone's contact information and later add as many as I can as Facebook friends. I'm up to 750 or so. Then through Facebook and word of mouth, I advertise my next event. It's not a fan page, just my regular Facebook page, and it's completely open for viewing. I only add people as friends who I've met and know. Facebook is a great way to communicate.
 
3. Wear kid gloves – When I'm first dealing with first-time buyers, they're very nervous about going into an incredible amount of debt. I want to make them comfortable with the entire process, step-by-step. That means starting with prequalification, understanding amortization and feeling comfortable with a certain mortgage payment. After initial "training," I give them a little real estate test to make sure they know where we're headed.

I just finished listening to Robin Sharma's recent podcast on the eight things that successful people do.  Robin is the author of the very popular book the Monk Who Sold HIs Ferrari and The Greatness Guide.  As much you might be interested in knowing what they are, these principles are not new.  I'm sure many of you have heard these before.  However when you hear great speakers such as Robin Sharma drill into this topic, I find myself motivated and refocused to take on my busy work week.
 
I'm going to take a moment to highlight some of his keypoints that he talks about.
 
#1 - Be incrediably focused around your to-do's.
This results in a higher focus on your goals.  Essentially your to-dos should, in one way or another, help you acheive your goals. Do what youhave to to make sure your to-dos are the right ones and are non-negotiable.  I recommend having a to-do list printed infront of you at all times.
 
#2 - Remain Positive and Passionate
Others will be excited about your attitude.  People are naturally attracted to those that are positive and passionate abuot what they do.  This will help you connect with more people and give you the energy to move forward.  Sometimes this can be hard, but with the right attitude, you will find the silver lining.  Grab on to that.
 
#3 - Word Hard
Simple two words.. but very seldom implemented.  Very few people get successful on luck.  He mentions a famous quote, "the harder I work the luckier I get".  Many of us strive to become more efficient.  The reason for efficiency is not to neccesarily have more time off.  It's to create more time for working on the the building blocks of your enterprise.
 
#4 - NSI "NEVER STOP INNOVATING"
Always look at improving your business, personal life, health, etc.  I've preached to others over the years to impliment a program to "kick-it-up-a-notch" in regards to everything you do in life or business.  After the sale, instead of calling you client once to see if everything is ok.. make several calls spread out over a couple of months. Many people don't do this because they have a fear of hearing anything negative.  Make sure to embrace technological changes as well.

#5 - Use your Time Well
Time is here now and gone as well.. Proper time management will help you master your life.  Make sure you not only have a schedule but it is regularily updated.  Start a daytimer or outlook calendar.  Schedule all your holidays first.  Next plan any regular non-negotiable activities or meetings that are re-occuring.  Now schedule proactive time.  This is your time to get ahead in your business and keeps you for being in reactive mode all the time.
 
#6 - Add Outrageous Value
What can you do to add value to others?  How can you help others live better?  How can I help someone reach their goals.  It's all about aligning your business with the best intentions of serving your clients.  Here's a tip - add value to someone's life before they become your client.
 
#7 - Successful People Have Strong Relationships
People do business with those that they trust and like.  Make sure that they know that the decisions that you are helping them make are in THEIR best interest when dealing with them. Spend the time to contact your clients regularily. Robin encourages you to break bread with not only clients but also suppliers.  Don't abuse or trivialize your relationship with supplier, you will find that they will become your greatest promotor.
 
#8 - Be Devoted to Excellence
Want to be the best.  Stand for the highest.  Get educated, be informed, do the right thing, develop your own mission statement and vision.  Hold yourself accountable.  Trust me, these are allot easily said than done.  It take a truely devoted person to become excellent.
 
Robin finishes off by talking about the three steps to success:
1. Awareness - be aware of what you are trying to accomplish or what your goals are.
 
2. Choices - This will lead your to making better choices.  The choices we make everyday are made easier by having a conscious awarness of what we plan to accomplish.
 
3. Results.  If we are aware of what we are trying to accomplish, and we continue to make the right choices based on that, you will achieve your results.

March 10, 2010- Welcome to March and hopefully the end of the winter months!  I would like to take a moment and talk to you about the highlights of the Edmonton and area real estate market in February and compare it to what we have seen last year.  As a large portion of our market is either single family homes or condominiums, my stats and figures are going to be based on these two segments.

 

Market Activity...

Starting with homes coming on the market.. February 2010 saw a total of 2478 new listing hit the market.  This is down by 3.4% compared to the 2564 in 2009.  This is still however up 13.8% from January 2010. The length of time that homes listed in February 2009 was seen spending on the market was 61 Days.

 

Selling trends... January 2010 had 926 homes and condo that sold.  In February we saw a jump of 38.6% to 1283 units.  February 2009 was a much softer month for sales with 1082 units successfully selling – or 15.7% less.  The speed at which homes are selling has definitely improved as well.  IN 2009 only 15.6% of units were selling in 15 days or less on the market.  In 2010 we saw huge jump to 24.9% of listings were selling in the same time frame.  The lower inventory levels have also increased the number of properties selling over list price by 96.7% - that’s almost double!

 

Along with units coming to market and units sold there are other stats that we look at to gauge the market.

With inventory levels at where they are, a huge drop in average days on market and a slightly higher average sale price compared to 2009, I see a healthy real estate market for the coming months.  An increase in average list price to sale price ratio indicates that homes are either being priced better and that buyer confidence in future house values is improving.

 

 

RE/MAX Associates still number one!

RE/MAX Associates continue to excel and were the number one choice of Consumers in the area.  RE/MAX Associates account for 42.8% of the transactions recorded by the MLS system in 2009 - an increase from 2008.  This is a major accomplishment as all other major franchises in the area combined for only 39.4% of the market.  This includes Realty Executives, Royal Lepage, Century 21, Coldwell Banker, and Sutton.

RE/MAX has also been recognized as one of the "Top 25 Franchise Opportunities" by Hispanic Enterprise, and one of the "Top 50 Franchises for Minorities" by the National Minority Franchising Initiative.

And in 2009, for the third year in a row, RE/MAX was ranked on the list of America's "Top 10 Military Spouse-Friendly Employers," according to Military Spouse Magazine.

5 January, 2010- As we look back at the real estate market in 2009 I can say that it was a better than expected year for real estate.  As we ended 2008 the market had cooled off from earlier in the year and the pundits were doing media interviews that the "big crash" was coming and the market was going to see a reduction in activity and pricing through till the end of 2009 or beginning of 2010.  I am glad to say that they were wrong.

 

The Inventory...

The market saw high levels of inventory at the start of 2009 and a small number of transactions.  In December 2008 only 599 homes sold. As we went through the first quarter, we saw the activity levels start rising and peak in June. Activity peaked in June with 2654 homes sold - up 3.8% from the same month in 2008. Essentially, after the first quarter every month saw a positive increase in transactions compared to the same month in 2008.

 

Market Activity...

As the inventory levels started trending down in the second quarter more and more reports of multiple offers occurred.  In 2009, July saw the most homes sell over list price with just over 13% of listings selling for more than 100% of list price.  This was great improvement from the low seen in December 2008 of 5.2%.  When inventory goes down and market activity raises another indicator of market strength is the sold price-to-list price ratio.  With all the activity in June and July, the sold-to-list ratio peaked at just over 96.80%.  This compares to 94.85 in December 2008.  This means that a home listed at $350,000 would essentially sell for 1.95% or $6,825 more in July '09 than December '08.

 

Pricing turned the corner as well in late 2009.  In September we saw the median price rise above the same 2008 month prices.  All in all the average price of homes and condos in Edmonton alone was lower in 2009 ($321,972) than in 2008 ($334,753) for all homes sold that year. 2009 December average sale price for homes only in Edmonton was $318,513.

 

RE/MAX Associates still number one!

RE/MAX Associates in Edmonton continue to excel and were the number one choice of Consumers in the area.  RE/MAX Associates account for 42.8% of the transactions recorded by the MLS system in 2009 - an increase from 2008.  In second, Realty Executives accounted for almost one-third the transactions of RE/MAX at 16.14%.  The other real estate franchises (Royal Lepage, Century 21, Coldwell Banker, and Sutton) accounted for a combined 23.26% of all homes listed or sold in 2009.

 

Now for my forecast...

As I look at where we have come and all the indicators that I've talked about, I see 2010 to be a very strong market through to the end of the year.  We will definitely see an increase in mortgage rates in the first quarter, but not enough of an increase to have a substantial effect on activity.  The feds have also thrown out rumours that they may increase minimum down payment requirements and/or reduce amortization periods.  Based on the nation real estate market activity, I don't see this happening as the country, as a whole, is quite stable at this time, and they do not want to risk any actions that may hinder the economic recovery.

 

My forecast for the market activity sits at a 7-8% increase in the number of transactions and a 4.5-5.5% increase in the average price of homes.

With the worst of the recession over, residential real estate markets in major Canadian centres are poised for growth in the final quarter of 2009, according to a report released today by RE/MAX.

The RE/MAX Bricks and Mortar Report found the bounce back that began in early Spring has made this recession one of the shortest on record for real estate. Low interest rates, pent-up demand, and improved affordability levels have all played a role in the recovery now well-underway. Percentage increases in sales from January to August 2009 were led by Vancouver, (up a substantial 14 per cent to 23,158), Victoria (up 7.4 per cent to 5,266), Edmonton (up 6.2 per cent to 13,691), Regina (up five per cent to 2,597), Ottawa (up 2.4 per cent to 10,830) and Toronto (up 1.8 per cent to 58,421). Housing values are already ahead of record-breaking 2008 levels in seven of the 11 markets surveyed, including Newfoundland-Labrador (18.1 per cent year to $203,584), Regina (6.4 per cent to $244,088), Halifax-Dartmouth (3.5 per cent to $239,633), Winnipeg (3.5 per cent to $207,006), Ottawa (3.3 per cent to $301,684), and Toronto (up 0.3 per cent to $385,978). Nationally, average price hovers at $312,585, up 0.5 per cent over one year ago.

“The strength of the residential housing sector cross-country has taken many economists and housing analysts by surprise once again,” says Elton Ash, Regional Executive Vice President, RE/MAX of Western Canada. “In terms of its impact on the resale market, by historical standards, this recession was one of the mildest. The resilience of bricks and mortar has been demonstrated time and again. While there may still be some challenges down the road, the worst is definitely behind us in the housing industry.”

The recovery of Canada’s resale housing markets speaks to the tremendous value Canadians place on the importance of owning a home. The number of Canadians overall who own a home has increased since 1981 from 62.1 per cent to 68.4 per cent, with some markets posting even higher homeownership rates — Calgary (74.1), St. John’s (71.5), Regina (70.1), and Edmonton (69.2). Significant gains have also been made over the same period in markets such as Ottawa — where homeownership levels rose from 51.4 per cent to 66.7 per cent — and Toronto, where levels rose fro m 57.3 to 67.6 per cent.

“Markets are heating up across the country,” says Michael Polzler, Executive Vice President, RE/MAX Ontario-Atlantic Canada. “Purchasers are clearly taking advantage of affordable prices and rock bottom interest rates. Those who missed the boat in years past have found that sitting on the sidelines can be a costly move. Prices are on the upswing and inventory levels are tightening, so the push toward homeownership is expected to continue throughout the Fall and possibly into early 2010.”

Over the past thirty years, the Canadian residential real estate market has experienced three major downturns – 1981, 1989, and 2008. While there have also been regional fluctuations throughout the years, return on investment over this period has been substantial, with Vancouver, Victoria, Toronto, Regina and Ottawa leading the country in terms of price appreciation.

The overall stability of real estate as an investment has also played a role. Markets like Halifax-Dartmouth, Regina, Ottawa, Winnipeg and London have provided steady returns (especially in recent years), with minimal fluctuation.

Public sentiment can best be illustrated by a recent Angus Reid Omnibus Survey* that asked the question “In which do you feel more comfortable investing your money? The stock market or real estate.” Out of 1,000 respondents from coast-to-coast, 77 per cent chose real estate. The results of the RE/MAX Bricks and Mortar Report are clearly representative of this national dynamic at work.

Welcome to my official blog.  I’ve been quite active over the last few months in expanding my activities on social networking site FACEBOOK.  After hearing all the hype about blogging and wanting to share my knowledge and experience as the Real Estate Broker at RE/MAX River City.  There is just so much happening to the real estate landscape nowadays with the market place, financial “crisis”, and changes to all the various legislative bodies that change the way this business operates.  What I plan to do here is use this venue as my sounding board on the real estate market and everything else that effects the “business” of real estate.
